Finances & Accounting

Utah HOA Management is committed to conducting all Association business with full transparency especially with all community funds.

Financial statements will be provided each month to the Associations Board of Directors and to all Association members. In addition those statements will be posted on the community's web site enabling access for all community members.

Regular property audits will be conducted to ensure continued fee compliance when properties are sold/purchased or otherwise change hands.

Each community will have its own bank account. All fees and other revenues will be deposited directly into this account. The Association's Board of Directors, will oversee the account.

An Association reserve account will be built up and managed by the Association's Management committee. All disbursement of Association funds will be approved by the Board of Directors.

Communications

Utah HOA Management is committed to providing effective and timely communication with Association residents on all matters relevant to the community

Responses to community concerns or questions will be delivered within 24 hours by email or telephone.

Utah HOA Management will meet monthly with the Association's Board of Directors. Finances, HOA operations and strategies will be reviewed at these meetings. Directions from the Board will be communicated to all members of the Association.

Utah HOA Management will host an annual meeting with association members.

CC&R Enforcement

Utah HOA Management is committed to ensuring a consistently maintained and quality neighborhood experience by appropriately managing community compliance with approved Covenants, Conditions and Restrictions.

Regular, on-site inspections will be conducted to ensure community standards are met.

All community and/or property infractions and subsequent fines will be immediately addressed and enforced.

Communications with all homeowners will be fair and even-handed.

Collections for all fines will be managed by Utah HOA Management without any cost to the Association.

Landscape Maintenance

Utah HOA Management is committed to preserving and enhancing the overall look and feel of the neighborhood.

All common areas in the neighborhood including parks, entrances and clubhouse grounds will be expertly maintained.

All landscape maintenance services will be of the highest quality and will be extremely cost-effective.

Service will include plant, tree and lawn care of all common areas as well as snow removal from common area walkways during winter months.

All landscaping design and/or upgrades will be based on a community plan and approved by the Board of Directors.

Utah HOA Management will supervise construction of all new landscaping projects to ensure compliance and enhanced livability of the community.

Internet and Community Web Site

Utah HOA Management is committed to providing cost-effective and efficient opportunities for property owners to obtain any information central to their neighborhood.

Each community may choose to have its own web site managed by a UTAH HOA web administrator.

The site will be the source for regularly updated information including monthly financial statements, activities, and community concerns.

An internet/email distribution list of Association members will help significantly reduce operating costs through email dissemination of key community information.

Monthly dues statements will be sent via email. Members will be able to pay monthly dues online.

Special Events

Utah HOA Management is committed to providing opportunities for regular neighborhood social activities. These activities will help strengthen neighborhood relationships.

Annual or other regularly-scheduled community events will be determined by the Board of Directors and community input. Activities might include BBQs, water activities, event parades with awards for best entries and costumes, holiday decoration contests, family and children activity or game days, and Easter egg hunts.
